The Odalys Group has risen in just 20 years of existence to second place in Europe on the tourist and leisure accommodation market. This success has led the company over the years to pursue a diversification strategy around new brands: Odalys Campus for student residences, Odalys City in the city-centre apart’hotel market segment, Happy Senior in the senior residences market and then the most recent being Odalys Plein Air for the sale of residential mobile homes and Odalys Invest, a player specialising in rental property investment in furnished rentals on the secondary market.

Since its creation, the Odalys Group has continued to demonstrate its responsiveness and agility by adopting a policy of open communication, in France and now in Europe and French-speaking Africa, but also a plural diversification policy by positioning itself in particular in new market segments such as Happy Senior senior residences, or new activities such as the sale of residential mobile homes through its Odalys Plein Air brand.
The Odalys Group aims to continue to satisfy as much as possible the expectations of its clients while at the same time following a policy of plural diversification built around 3 main axes : a sustained development of its Odalys Vacances, City and Campus brands in France and overseas, a strategy of quality upgrading and the launch of new activities and concepts.
A policy of plural diversification
The Odalys Group started a policy of plural diversification five years ago in order to expand its borders beyond accommodation. An essential partner of communities and local economic life, the Odalys Group has gradually moved from the status of accommodation provider to that of a multi-business actor. A policy of diversification which has led it to expand the activity of its Odalys Plein Air brand to the sale of residential mobile homes in addition to the marketing of holidays, as well as to launch Nomad, a new concept of outdoor residential accommodation in harmony with nature.
Quality upgrading in the mountains
In order to attract new customers looking for space and comfort, the Odalys Group has implemented a strategy of quality upgrading, particularly in the mountains, with the upcoming openings of residences favouring architecture and decoration respectful of local particularities, in particular in Valmorel, Les 2 Alpes, Alpe d’Huez and La Rosiere before 2023.
Diversification on the City and student accommodation markets in France and abroad
By 2025, the Odalys Group aims to position itself as a key operator in the city-centre apart’hotel (Odalys City) and student residence (Odalys Campus) segments with the opening of 25 new addresses on the horizon for 2025 in France, Portugal (Porto, Lisbon), Spain (Seville) as well as in French-speaking Africa, with the opening of a first Odalys City residence in Cameroon in Douala at the end of 2022 and two other establishments in Abidjan (Ivory Coast) and Lomé (Togo) in partnership with the Duval Group.
The Odalys Group embarked on a policy of plural diversification 5 years ago, gradually moving from the status of accommodation provider to that of a multi-business actor. In numerous destinations where the Group is present, it is at the same time an accommodation provider, manager of senior residences with its Happy Senior brand, trustee through its subsidiary SGIT Gestion, provider of concierge services, real estate developer and even real estate agency in certain destinations via Odalys Invest and the new activity of the sale of residential mobile homes.
The Odalys Group stands out from its competitors by the diversity of the types of accommodation on offer, ranging from mobile homes to luxury chalets, including residences, holiday clubs, Prestige residences, city-centre apart’hotels and hotels.
If the Odalys Group does not own its assets, it manages them on behalf of private investors, institutions or communities that entrust it with the management of their property via commercial lease or by mandate over a period of 9 to 11 years.
Through its subsidiary SGIT Gestion, the Odalys Group supports 19,000 co-owner clients so they can sustain their investment in partnership with the Odalys operating department or that of other operators.
RESALE AND ACQUISITION OF PROPERTY
Specialised in real estate rental investment for furnished rentals on the secondary market, Odalys Invest aims to support its clients who own an apartment in a residence managed by Odalys who wish to resell their property as part of the continuity of a commercial lease.
SALE OF RESIDENTIAL MOBILE HOMES
As part of its diversification policy, the Odalys Group has extended its activity to the sale of new or second hand residential mobile homes on several of its Odalys Plein Air campsites under management. Developed in partnership with the main French mobile home manufacturers, this outdoor accommodation is located on private plots rented out annually. The Odalys Group intends to quickly position itself as a key player on this market.
As part of its diversification policy, at the end of 2018 the Odalys Group launched a new brand, “La Conciergerie by Odalys”, a brand-new range of services for owners who rent their apartment or chalet on reservation platforms to individual clients.
Multi-business accommodation provider, the Odalys Group brings together 4 strong commercial brands (Odalys Vacances for tourist residences, Odalys City for city-centre apart’hotels, Odalys Campus for student residences and Odalys Plein Air for mobile home campsites) alongside 3 other brands linked to its real estate administration activities (SGIT Gestion), a concierge service for owners renting their property on reservation platforms (La Conciergerie by Odalys), and resale and acquisition of studio apartments or apartments for furnished rental on the secondary market (Odalys Invest).

Key player for city-centre apart’hotels
Over the past few years, the Odalys Group has pursued a sustained development policy in the city-centre residence market through its Odalys City brand with 29 apart’hotels open across France. Made up of equipped, homely studio apartments with a kitchenette and an office area with free wifi access for more autonomy and freedom, they offer all the usual hotel services (24/7 reception, bathroom linen provided, beds made on arrival and daily cleaning) along with well-being areas with swimming pool and/or hammam/sauna and seminar rooms in certain establishments. In total, 11 new projects are already scheduled in France and internationally by 2025.
Residences designed with students in mind
In response to the lack of accommodation available in a large majority of university towns, the Odalys Group has developed a concept of modern, fully-equipped residences for students and young workers. Today, there are 19 residences made up of well-designed accommodation arranged around 3 areas: a sleeping area with bathroom, a dining area with kitchenette and a work space with desk and high-speed internet connection. Modular shared areas (fitness room, relaxation area / cafeteria) and various services (reception, laundry facilities, bicycle storage) are also offered in a secure environment. Over the next 4 years, 14 new openings are scheduled (including 5 in September 2021) in France as well as in Portugal and Spain.
Sale of residential mobile homes
In response to the increase in the number of people who wish to own a mobile home, Odalys has extended of its Odalys Plein Air brand its activities to the sale of new or second-hand residential mobile homes located on private plots rented all year round. These mobile homes for sale are located in Brittany (Douarnenez, Erquy, Fouesnant, Pleubian, Saint-Philibert), in the Vendee (Longeville-Sur-Mer), in Charente-Maritime (Ile de Ré) and in the Gard ( Le Grau du Roi). The Odalys Group intends to quickly position itself as a key player on this market.
The new outdoor experience in harmony with nature
NOMAD is a new concept of eco-responsible outdoor accommodation that respects its environment, offering an innovative natural experience respecting the codes of the great outdoors with preserved areas, a high level of comfort and a habitat favouring natural materials fully integrated into their ecosystem. Developed in partnership with a team of architects, a landscape gardener and an ecologist, the first NOMAD residential estate opening on the Ile de Re island, offers very comfortable nomad-homes with black wooden cladding, blending into their environment, without architectural or visual breaks. Nomad received an award in the “Best Concept” category at the Worldwide Hospitality Awards
The new generation of senior residences
Happy Senior is an innovative residence concept allowing seniors to live independently in spacious and pleasant accommodation, while benefiting from many daily services (catering, personal assistance, cleaning, DIY, laundry, remote alarm …) in a secure environment. Located in the heart of or close to city centres, day-to-day life is organised around communal areas and multiple activities. The success of the first residences (Castres, Lille, Valenciennes, Marseille, Limoges and Paimpol) is based on a common foundation of services offered to each occupant: the choice of being able to rent or buy an apartment, a secure site, the presence of staff 24 hours a day, concierge and à la carte services.

On offer in around 100 destinations where Odalys is already present, available from 1-night stays and even outside school holiday periods, the Conciergerie by Odalys stands out from the crowd thanks to its “à la carte” rates ranging from the simple package including check-in and check-out to “à la carte” services such as beds made on arrival, technical assistance or a yearly technical inspection.
Leading player on the campsite market regarding the number of sites running 14 campsites and motor home sites directly along with a network of 116 franchised campsites, Flower Campings offers a wide choice of fully equipped accommodation ranging from mobile homes and chalets to canvas lodgings, canvas bungalows and lodge cabins. Campsites located by the sea or in the countryside right across France with numerous activities (for children and teenagers, shows, discos, sports tournaments, creative workshops, local producers’ markets, etc.) and sports and leisure facilities (large swimming pools, water park areas, multi-sports grounds, bar, snack bar, grocery store, etc.).
